PRIMARY PURPOSE:
Planning, coordination, documentation and implementation of all HVAC activities for the Maintenance Department; this includes work performed by Maintenance employees as well as outside contractors; review building conditions at all district facilities on a regular basis, all deficiencies are to be noted and plans for timely repairs are to be put in place

Special Knowledge/Skills:
- Ability to read blueprints, schematics, interpret instructions and prepare specifications,
- Must be able to work without direct supervision
- Minimum of 5 years as a Commercial HVAC Technician preferred
- Must have thorough understanding of basic HVAC principles and all types of HVAC equipment
- Proficient in the use of common business applications and procedures
- Strong communication skills
- Must have general knowledge of building trades
- Have knowledge of federal and state asbestos regulations
- Capable of making independent, on the spot, "safe to operate: decisions regarding safety of students, staff and the general public
- Follow established safety procedures and techniques to perform job duties
- Capable of providing maintenance, diagnosis and repair of commercial HVAC systems
MAJOR RESPONSIBILITIES AND DUTIES:
- Prepares daily, weekly and monthly work schedules for maintenance employees under
his/her supervision
- Supervise HVAC technicians to make certain they are in compliance with all codes governing their craft
- Performs on the job training for employees under his/her supervision
- Work with building permit departments and building inspectors in each of the cities
in our district on an as needed basis
- Plans projects, orders supplies and parts necessary to complete tasks
- Monitors progress of jobs, projects, etc. under his/her direction and assures timely completion
- Oversee EPA Refrigerant Management Program
- Keeps maintenance director and building administrators updated of projects completed and in progress
- Maintains a clean, safe work area
- Be an example of diligence in work and persistence
- Ensure that each employee under his/her supervision is held accountable for his/her actions and the quality of his/her performance
- Promote safe working habits by each employee under his/her supervision
- Carry emergency pager 24 hours/day, 7 days/week on a rotating basis
- Participate in the interview process to hire new technicians he/she will supervise
- Recommend and justify pay grade increases and new personnel in the areas supervised as part of the budget process
- Prepare requests for specialty tools/materials for each budget year
- Performs other duties as assigned
